APARTMENTS AND OFFICES: HOW TO SATISFY BOTH PLANNERS AND USERS

Two cases of user-environment mismatch and tensions as well as ways and modes of the users’ adjustments to strictly pre-defined physical environments are presented and discussed in the article. The first case is historical — it analyses consequences of a mass housing program in the former Soviet Union where tens of millions of families coming from very different cultural and social backgrounds had to adjust their everyday life to extremely standardized physical settings. Using the results of the study carried out during 1978–1985 in several Soviet cities, the main areas of tensions and sources of discomfort reported by residents, are described and discussed. The second case focuses on a recent trend in workplace design called activity-based offices representing work environment where employees don’t have their own (fixed, personalized) workplaces but are supposed to move from one zone to another, depending on the task or activity they are involved in. A study of activity based offices carried out in Estonia in 2018, indicates that employee’s participation in the planning and designing of their work environment may help them better adjust to a novel and unusual workplace layout. The message from the both cases is that a better communication between planners and end-users as well as collaboration between them may help to reduce misunderstandings and the user’s dissatisfaction with the physical environment where people have to live and work.

Starting from its inception, the stages of successive development, up to the classification of the software depending on the nature of employment. In addition, the paper reviews the most important advantages of this software in the field of engineering work. Furthermore, the paper demonstrates the role of the software in the office space study. Besides that, it clarifies the architect's mechanism in the preparation process of the various computer-based architectural engineering studies. In the field of office spaces, a case study in the city of Aleppo shows the stages of work followed in the preparation of all the engineering studies using this software.

Architectural design and IEQ in an office complex: On research, politics and their dynamics

The paper was intended to present preliminary survey results of a specific big office complex located in a hot arid environment, while also assessing the architectonic plans and Indoor Environment Quality (IEQ). Instead, it presents anecdotal complaints about buildings similar in function, history and design, emphasizing the behind-the-scenes “arm-wrestling”, which has impeded on the pursuit of systematic monitoring and surveys. The paper attempts to map the complex set of interests, interconnections, practices and understandings, which affect work relations, labor disputes, and the IEQ of the biggest publicly initiated and operated project in Israel.

Valuation of Architectural Flexibility : A case study of the option to convert to office space

Corporate facility managers and real estate developers recognize the potential value in spaces that have the flexibility to serve a variety of functions. Investments in architectural flexibility are currently guided by the design team’s judgment and refined by the architect’s knowledge of building code allowances. More formal valuation of flexibility in architectural design would help inform rational levels of investment in the design process and resulting construction to address relevant uncertainties. This research addresses the assumptions needed to apply financial-type real options models to physical design questions. One major conclusion is that the governing uncertainty must be a market-based factor such as the price of rent in a competitive market. For a case study for a corporate campus, it is assumed that the price of a lease for office space in its geographic area meets this requirement. Architectural design is a sophisticated process that advances from abstract thought to concrete design. In this process, the designed product is shaped and impacted by the unique experiences, observations, perceptions and characteristics of the designer, while the design work of the architects develops through the utilization of various design tools and the designer's own architectural knowledge, one that is fed from a variety of disciplines and fields. It is this scientific knowledge that directs the innate intuitions of the designer. This 'evidence-based design'' approach is thus an attempt to bring science based knowledge into design.This study focuses on the contribution of scientific knowledge in the architectural design process and explores the potentials and advantages provided by using space syntax as a tool in this complex design process. The aim of this work is intended to serve as a decoding of the invisible characteristics of space by focusing on the configurational theory of space. To undertake this work, we established a three-staged design workshop as a means \ to evaluate the potentials of space syntax in the design process. Workshop participants (five architects and one interior designer) were given a design problem and this problem was examined during one-to-one meetings with the participants. Workshop participants were asked to design a living space for a specific site and with predetermined proportions. The workshop was divided into three stages. In the first stage the designer was asked to consider some issues related to life in a residence and the design of living spaces. In the second stage, the designer was asked to specify a set of home design relationships within a concept/action set, which includes residence-based activities (living, cooking, etc.), spaces (garden, balcony, etc.), measurable parameters (sound, light, etc.), and concepts (visibility, privacy, etc.). The third stage of the workshop focused on the space-making process. During this stage, the designers were expected to create a living space that reflected his/her design concepts. At the completion of these three stages, syntactic analyses were carried out on the designed spaces. In these analyses, the spatiality of the designer’s preferences was explored and the potentials of designed spaces were discussed.The findings of the study showed that space syntax succeeds in creating a link between science and design by transferring science-based knowledge into design process and produces graphical and mathematical data that the designer can use in testing his/her design proposals.

Workspace Planning Process Model for Industrialised Building System Projects

Background: The method of conventional construction activity planning has not been able to provide space panning requirements at the constructions sites. This is also thecase for the existing space planning technique which does not offer full solution in considering the types of the construction method as in the IBS. This planning technique also necessitates highly-skilled users, the use of technology system application techniques and complex mathematical formula causing it to be less practiced in the IBS construction environment and easier and more effective space planning technique. Objective:Therefore, this study has focused on the workspace planning process model development towards the implementation of the IBS construction projects. Results: The proposal for the workspace planning model has been established in the form of short-term documentation. It is constructed through a combination of quantitative and qualitative findings basing them on the brainstorming of various ideas of the planners involved directly at the site. Five stages of the planning process have been arranged by accounting for the aspect of the space-type and methods of solution for the interference and workspace conflicts at the site, in a systematic way, and which is able to help the contractors mitigate these problems at the site. The content of the model constructed is evaluated by nine experts from various fields via face-to-face interviews using aquestionnaire form. Conclusion: Positive feedback from all the members of the panel depicts the conclusion that the model content is capable of providing a detailed, comprehensive, all-round, and applicable workspace planning for the actual IBS construction environment.
